These instructions are using only parts from 10264 Corner Garage set. You don’t need any spare parts from the original set. You will get light and dark version of the handcrafted instructions in PDF and bricklink list in XML.

This build is designed to be placed next to the latest modular building – 10297 Boutique Hotel. You will then see properly the terrace and back side of the hotel which is normally hidden when it is used with normal modular buildings.

The building consists of three floors. On the first floor is the pet shop. It contains nice big aquarium, dogs paddock, large glass cage with parrot and small aquarium for rabbit. Next to the pet shop is small gallery which competes with El Cubo Fine Art. It contains nice modern art and the best sculpture is The Rectangle – direct competition for The Cube.

Stairs, which are placed in similar angle as the stone stairs next to the hotel, leads to the gallery terrace. On the second floor there is also the truck bar which is inspired by the truck from original set. The bar itself is the front of the truck which is repurposed for the beer taps. There are also chars made from tires and tables made from truck doors. There is also small balcony accessible from the bar.

On the third floor there is a small flat of the owner. It contains large TV with fancy couch, bed and table with reading lamp. There is also bathroom with toilet and shower.

Roof is designed to match the style of the hotel roof – there is also a small tower with quite fancy design.

Instructions are handcrafted in Studio 2.0 with all details and proper views of the build. You should be able to build this modular building without any issues. Please let me know via private message if something will not be clear. I will try to help you.
