These instructions are using only parts from 10264 Corner Garage set. You will also need spare parts included in this original set. You can also build the original blue towing truck because I did not use parts needed for it. You will get light and dark version of the handcrafted instructions in PDF and bricklink list in XML.

This modular building consists of two buildings. One of them is modern and the other is more traditional looking. On the first floor of the modern building you can find museum of the old demolished corner garage building which exhibits relicts of gasoline era. If you build the blue towing truck from original set then it can be used as part of the exhibition when you park it in front of the modern building next to the black sign. In the left side of the traditional building is passage through the house which leads to the art gallery, atelier of the artist and his leisure area. The rest of the first floor consists of art gallery which shows and sells modern art.

The atelier in the second floor spreads across both buildings even though the first floor has different height in both buildings. The artist was creative and used stairs in order to blend both spaces. He is working here on his masterpiece. He has everything he needs in the atelier. There are coffee machine, couch for occasional sleep, flower and parrot to cheer him up, chairs and table for newspapers, old clock to remind him the time, stack of colors and his trustful palette, his masterpiece and small bathroom with toilet and vanity when he needs to do you know the thing.

Artist can access the roof for inspiration and to fix the air-conditioning when it is not working. He can also clear his roof windows which provides a lot of light for his work.

Instructions are handcrafted in Studio 2.0 with all details and proper views of the build. You should be able to build this modular building without any issues. Please let me know via private message if something will not be clear. I will try to help you.
