These instructions are using only parts from 10278 Police Station set. It is also using spare parts from the original set. You will get light and dark version of the handcrafted instructions in PDF and bricklink list in XML.

This modular building is divided into two buildings of similar height. I wanted to avoid one dominant building which would be too similar to original set.

On the first floor there is electro store with the latest technology you can buy (in the 50s). Next door there is self-service laundry where customer can wash his/her clothes. Customer can also wait sitting on bench, reading newspapers and drinking water until the washing is finished.

On the second floor there is a store with all kinds of candies money can buy. It is accessible from side stairs. Owners of the shop are living in the flat connected to the store. On the second floor part of the flat is large kitchen with broken window, toilet and stairs to the third floor.

On the third floor there is leisure area with arm chairs, small table and floor lamps. Next to the leisure area is small table with telephone. There are also two beds. One of them is retractable. There is also small shelf cabinet next to the fixed bed. From the sleeping area there are two doors leading to the front small balcony and to the back large terrace. Terrace is covered with green wines and it is a nice space to enjoy afternoon tea.

Roof is not accessible and only covers the third floor.

Instructions are handcrafted in Studio 2.0 with all details and proper views of the build. You should be able to build this modular building without any issues. Please let me know via private message if something will not be clear. I will try to help you.
